The Intel Ohio One campus is one of the biggest landmarks on the eastern side of the Columbus region. It covers nearly 1,000 acres along Green Chapel Road NW and Clover Valley Road, in the Licking County part of the New Albany International Business Park. Our homesites at Nichols Ln & Denunes Rd in Liberty Township, Johnstown, are about 7 miles away, usually around a 15-minute drive.
If you are moving to central Ohio for work at the business park, for one of the many companies growing in the area, or simply want room to spread out east of Columbus, Johnstown is worth a look. You get acreage and a small-town feel without being far from New Albany, Easton, or the airport.
Where the Intel Ohio site is
Intel announced the Ohio One project in January 2022 and chose the Licking County portion of the New Albany International Business Park, west of Johnstown. New roads and widened roads now serve the area, including sections of Green Chapel Road, Clover Valley Road, and Jug Street. The business park is also home to many other employers, so the area is a job center whatever happens with any one project.
Treat it as a landmark, not a deadline
The Intel project has been delayed more than once. Intel has publicly said that construction will follow customer demand, and its stated timeline has moved into the next decade. We don’t make predictions about the project, and we don’t think you should plan a home purchase around one. We mention the site because it is a well-known point on the map and a sign of the investment happening along the eastern side of Greater Columbus.

How we build for people moving to the area
Many buyers near the business park are relocating from out of state, so we set up our process to work at a distance:
- Lot and build together. Choose one of our homesites and a plan, and work with one team from land to keys. You can also build on your own lot.
- Remote-friendly. Meetings by video or phone, e-signatures for documents, and regular photo and video updates during construction.
- A timeline you can plan around. Construction typically takes about 7–8 months* once plans, permits, and financing are in place, which helps you time a lease, home sale, or start date.
- Transparent cost-plus pricing. You see the real costs of materials, labor, and subcontractors, plus our agreed-upon builder fee.
* Estimated construction time once plans, permits, and financing are finalized. Actual timelines can vary with weather, material and labor availability, inspections, utility and septic approvals, and change orders.
